Drafting a Lease with AI

Domara's AI lease drafter generates a complete, state-specific residential lease agreement from the details you provide. No templates to download, no legal jargon to write yourself.

How it works

1. Go to Leases in the sidebar
2. Click New Lease
3. Fill in the lease wizard:

- Property and unit — select from your properties

- Tenant — select an existing tenant or enter their info

- Lease dates — start date, end date, and rent amount

- Terms — security deposit, pet policy, utilities, late fees, and other provisions

1. Click Generate Lease

The AI drafts a full lease agreement based on your state's landlord-tenant laws. You can review every section before sending it.

What the AI includes

• Standard lease terms (rent, deposits, maintenance responsibilities)
• State-specific clauses (notice periods, security deposit rules, habitability requirements)
• Your custom terms (pet policies, parking, utilities)
• Signature blocks for landlord and all tenants

After generation

Once you review the lease:

• Click Save & Send for Signature to send it to your tenant(s) for e-signing
• Or click Save as Draft if you want to review it later

Tips

• Always review the lease before sending — AI is good but you know your specific situation best
• Multiple tenants? — all named tenants will receive signing invitations
• Lease renewals — you can create a new lease for the same unit when the current one expires
